Common Exterior Paint Problems

Peeling

Trim: It’s typical for the areas of trim to start peeling. The majority of the trim that peels comes from real wood like 1×2’s on doors, fascias and garage trim railings. As well as any real wood in the home or in any other place that are prone to water or moisture. These areas suffer a lot of damage due to the moisture that sits on them, freezing and then thawing, as well as continuously beating the paint. As the paint begins peel, these areas on your house are exposed to the elements. If water seeps into the wood and then freezes or it is continuously flowing across the timber, it will start to see the wood start to become gray and begin to rot. This will lead to replacement which is expensive. The areas of your property which are peeling likely to be exactly the spots that will begin to peel in the near future. It is recommended to take particular care of these areas. By scraping away the paint that is peeling and sanding it off, we can ensure that we do not apply the paint to an area that is peeling. Sanding the area will smooth the edges between what’s peeled and what isn’t peeled and will provide a more stable base use the paint on. Once the area is scraped and sanded, we suggest applying a top-quality primer to seal the area. Sanded wood provides rough surfaces for primer to adhere to and also give a better surface to the paint to stick and connect to than if you simply apply paint to the wood.

Siding

The majority of exterior sidings in South Carolina you will not notice peeling, but when you do find any siding that is peeling, it could be costly If not treated appropriately. On many homes that were initially constructed in the early years, there is a tiny layer of coating. In the course of 7-10 years a lot of times the siding’s bottom begins to peel particularly on the North side of the house. The North side of the house is less exposed to sunlight, and so it is more likely for moisture to remain for a longer period of time. The moisture gradually wears away the paint on the lower side of siding panels. Every time it rains more moisture is pushed across the sides of the home, tearing away the painting. Lower siding boards suffer much more damage than boards on the 2nd floor. In time, the underside of the siding will begin to peel which will expose the board. If this isn’t addressed the siding will begin to expand and could cause replacement. Replacing siding can be extremely expensive. We suggest sanding off any peeling paint that is on the board’s bottom. After sanding, it is recommended to prime these areas to seal the boards prior to applying any paint. If this process is not done correctly, you can only expect the project to last for about 2-4 years before the areas begin to peel back. If you do it correctly the procedure is likely to last for 7 to 10 years.

Cracking

Cracking is among the most prevalent paint problems found in South Carolina. Builders employ cheap and poor-quality caulking to paint their homes. When temperatures fluctuate the house expands and shrinks. This happens repeatedly over and again the caulking won’t stand up, and it begins to crack and break, leaving your home open. The moisture can enter these cracks, and eventually get behind the boards. This can cause boards to warp away from the home, or boards that are rotting in the interior. To ensure the safety of the structure of your house, we suggest replacing all cracks using a siliconeized caulking made of acrylic. The flexibility of silicon is greater than regular caulking used by contractors, meaning it can breathe with your home and last for a longer time. Paint will however not adhere on silicon caulking. This is the reason we suggest siliconized acrylic caulking that can keep paint in place, and last longer.

Fading

Chalking or fade is a different frequent issue that is very common in South Carolina. High humidity and sunny days bombard your home with UV rays, which break down the resin within the paint. Resin is the main ingredient in paints that safeguards the house. Pigment provides the hue. When your home starts to fade, it is an indication of the fact that the paint has dissolved into the paint and that there is no protection for your home. Without protection for your home water will seep into these siding boards (usually siding panels) and cause warping of siding boards that can be costly to replace. We suggest a power wash to remove all dust and debris from the chalking. If you have areas that receive the most exposure to sunlight We also suggest an additional coat or coat of primer to provide extra protection. This will give a greater amount of resin and protect on the side that is exposed to the most sunlight. house, which will ensure that it won’t discolor as fast, meaning you avoid expensive replacement costs in the near future and also a more durable paint job.

Nail Holes

Moisture can collect in nail holes all around the house, causing damage to the siding. There are areas with nail holes swelling because moisture is getting into the places. If you paint only over these nail holes, there’s still a tiny space where water can sit. It is recommended to caulk these nail holes to provide an even surface that moisture to escape from instead of and tearing the paint.
